If your AC smells musty in Florida - especially in the first few minutes after it kicks on - the culprit has a name in our trade: Dirty Sock Syndrome. It is a bacterial film on the evaporator coil, and Florida humidity makes it worse than almost anywhere else. Most of the time the fix is a coil cleaning and a few preventive measures. Sometimes the smell is telling you about a bigger problem in the duct system. Here is how to tell the difference.
What Dirty Sock Syndrome actually is
Your indoor evaporator coil is wet for most of the cooling season. Air from your house - carrying skin cells, dust, kitchen grease, pet dander - blows across that wet coil 16-plus hours a day. Over time, a biofilm of bacteria, yeast, and sometimes mold forms on the fins. When the AC cycles off and the coil starts to dry, then cycles back on and the coil rewets, the biofilm releases volatile organic compounds. The smell is unmistakable: locker room, gym bag, wet dog. Hence the name.
It is not your fault, and it is not unusual. Our latent load means the coil is wetter, longer, more often than coils anywhere except the deep South. Dirty Sock Syndrome is most common on:
- Aluminum-fin coils in coastal homes (the fin chemistry is more bacterial-friendly than the older copper-fin coils).
- Oversized systems that short-cycle and never fully dry the coil.
- Systems running fan-ON instead of fan-AUTO - moisture re-evaporates off the coil into the house.
- Homes with high indoor humidity for any reason.
The five-minute diagnostic
Stand near a supply register with the AC off for at least 30 minutes. Switch the system to cool with a low setpoint. Time the smell:
- Smell hits in the first 30 seconds and fades within 5 minutes: classic Dirty Sock Syndrome from the evaporator coil. Coil cleaning is the fix.
- Smell is constant whenever the system runs: usually a wet condensate drain pan with biofilm, or wet duct insulation. Pan treatment plus coil cleaning is the fix.
- Smell is worse from one or two registers, normal from others: something is in the duct branch to those rooms. Could be a dead rodent, water-damaged duct insulation, or duct mold. This is a different fix and a more serious one.
- Smell is sweet, sharp, or chemical: not Dirty Sock. Could be a refrigerant leak (a faint sweet odor near the air handler) or off-gassing from new building materials. Different conversation.
The professional fix
A real coil cleaning is what resolves Dirty Sock 90% of the time. The visit:
- Power off, access panel removed, coil exposed.
- Coil-safe biocide cleaner applied through the fins (we use products like Nu-Calgon Evap Pow'r-C or similar EPA-registered evaporator cleaners). Dwell, rinse with the condensate pan as the catchment.
- Drain pan cleaned and treated with a slow-release biocide tab.
- Condensate line flushed with clean water until runoff is clear.
- Filter replaced with a fresh one (the old filter is biologically loaded, no point reinstalling it).
- System restarted and run on cool for 20 minutes with the cleaning chemistry fully flushed.
Most homes are smell-free for the rest of the season after this visit. Coastal homes and oversized-system homes may need annual repeat cleanings.
Prevention: what actually keeps it away
- Fan AUTO, never ON. The single biggest preventable factor. Fan ON during compressor-off cycles re-evaporates coil moisture into the house and feeds biofilm growth.
- Filter on schedule. Monthly during cooling season. Less debris reaching the coil means less biofilm fuel.
- Annual professional coil clean as part of the regular tune-up.
- Indoor humidity below 55%. If your system cannot hold humidity that low, that is a separate symptom worth addressing.
UV light at the coil: useful, not magic
UV-C lights mounted at the evaporator coil are widely sold as a Dirty Sock fix. The honest read on them:
- They work for what they claim to do - kill bacteria on the surface they illuminate.
- They do not penetrate biofilm. A UV light installed on a coil that is already dirty will keep the surface clean once cleaned, but does not retroactively fix a fouled coil.
- Bulb life is real. UV-C bulbs degrade in output around 9-12 months, even if they still glow. Annual replacement is part of owning one.
- Cost typically runs $300-$700 installed. Worth it on a home that has had recurring Dirty Sock or known indoor air quality concerns. Not the first thing we recommend on a one-time smell.
Filter upgrade: smaller help than people think
Bumping a MERV-8 to a MERV-13 catches finer particles before they reach the coil. It helps. It does not solve Dirty Sock by itself, because the bacteria you smell are growing on the wet coil, not arriving from outside. Worth doing as part of a larger plan, not as the only intervention.
When the smell signals something worse
Most Dirty Sock smells are coil biofilm. A few cases deserve faster, more thorough investigation:
- Smell concentrated at one register, especially if the room downstream feels damp or has visible staining on registers or ceiling tiles - duct mold or water damage in the supply branch. Needs a duct inspection, sometimes a borescope.
- Visible black spotting on the supply register grilles or air handler door. Mold colonization that has progressed past the coil. Remediation is a different scope of work.
- Family members reporting persistent allergic or respiratory symptoms that improve when away from home. The IAQ assessment is bigger than just the AC.
- Visible water staining on the ceiling near the air handler. Means there has already been a condensate overflow event and the duct insulation around it may be water-damaged.
Any of those mean the coil cleaning is necessary but not sufficient.
